Q: Do you provide a For Sale sign? A: Yes. We will supply a sign with our logo that says "Call Home Owner". You will get a sign rider with your phone number profesionally printed on it, so buyers can contact you directly. We also install the post and remove it when your house sells. Agents that have access to the MLS can also reach you from information we provide in the MLS confidential remarks section.
Q: Do you provide a key safe?
A: No, you can purchase one at your local hardware store like Home Depot or Lowe's for about $30. You can give us the code to put on the MLS, or you can have agents call you, allowing only agents you approve to have access to your property. You should only allow agents to have this access and not private FSBO home buyers.
Q: What is broker support?
A: We are happy to answer general questions and we provide you with all the correct disclosures necessary for a legal transaction. However, we never negotiate your sale, find or procure a buyer for you, costing you a listing commission when you sell. Your buyer is truly your buyer with our service. You can email us at stevesimper@gmail.com or call 702-656-8600 during regular business hours.
Q: What does my listing look like in the MLS?
A: The same as any other MLS listing with all applicable searches included. It will also include multiple photos and a virtual tour if you supply them. These can be seen on REALTOR.COM as well, helping to bring buyers from outside the area.
Q: What is the difference in Premier Real Estate as opposed to the 'National' Companies such as FSBO.com, etc?
A: Unlike the 'National' Companies, Premier Real Estate is licensed in Nevada. Many of these companies refer or attempt to refer their business to Premier Real Estate. By coming directly to Premier Real Estate, you will effectively be eliminating the middle man.
Q: Is the MLS really going to help me sell my house?
A: Absolutely. Listing in the MLS is crucial if you are serious about selling. 85% of home buyers use the services of a real estate agent, and real estate agents use the MLS to search for houses on the market.
Q: Will my house be listed on the REALTOR.COM® web site and others?
A: Yes. REALTOR.COM® is the largest online property listing site with more than one million, five hundred thousand houses available nationwide. This accounts for about 80% of all available houses in the U.S. More than five million potential buyers visit the site each month.
Q: Will my listing be different than other listed properties paying a full commission?
A: No! Your listing will appear exactly the same as any other listing with “Full Price” REALTORS®.
Q: Do you collect a commission on my listing?
A: No, our fee of $495 is all we ever get for listing your property.
Q: Can I use my own "For Sale" Sign?
A: Although we do not recommend it, in many cases, you may use your own sign. Keep in mind, traditional REALTORS® will feel more comfortable about receiving their commission if the words FSBO are not included anywhere in your language or signage.
Q: How do I know the MLS information is correct?
A: We will email or fax you a copy of the MLS listing for you to review. After you have looked over the listing, we will immediately make any and all changes that you request.
Q: Can I make changes to my MLS listing?
A: Yes. Fill out the MLS Change Order form on the General Forms page and send it to us, and we will make the changes free of charge.
Q: When you enter my listing in the MLS, is there a special number to identify my property?
A: The MLS assigns a specific number so REALTORS® can easily identify your property.
Q: If a REALTOR® does sell my home do I have to pay the REALTOR® a commission? A: Yes. When you fill out the documents to list with us, you are asked how much commission you'll pay to the buyer's agent. Most sellers offer a commission of 2.5 to 3%; however, the amount you offer is determined by you prior to listing. After you have entered this amount into the MLS, it is NOT negotiable.
