Duties Owed By A Nevada Real Estate Licensee
This form is required by state law. It explains my duties to you.
 
Exclusive Authorization To List Property On The MLS Brokerage Listing Agreement
This agreement sets forth the terms of the listing.
 
Authorization To Negotiate Directly With Seller

Nevada law permits a real estate licensee to negotiate a sale directly with the seller with written permission from the listing broker. This form grants that permission when you waive your rights for the agent to present all offers.

 
Seller's Real Property Disclosure Form
This form is required by state law. The seller of a property must inform the buyer of any known conditions and aspects of the property which materially affect the value or use of residential property in an adverse manner. Do not lie or stretch the truth. Disclose any problems at the beginning of the transaction; they can usually be worked out.

 

Residential Disclosure Guide

This is a disclosure about disclosures. Download it and read it. When you sign the "Exclusive Authorization To List Property On The MLS Brokerage Listing Agreement" you state in the contract that you have recieved a copy. Do not return this disclosure guide to us with the rest of the paperwork.

you will need the following form.
 
Addendum To The Listing Agreement For CIC Properties
You will need to provide documents from your HOA to the buyer. This form lets you know which ones you need. Most associations now make it available for you to order them online. They generally cost you as the seller between $150 to $200 dollars. If you live in a Master Planned Community you will also have to provide a package for the Master Plannned Community which is seperate from the HOA's package. You will also need to order that.
 
The HOA documents altogether are commonly called "The Resale Package". To show proof that you gave them the information required by law, use a separate form called "Certificate of Resale" found in the general forms area.

Disclosure of Information on Lead-Based Paint and/or Lead-Based Paint Hazards

Federal law requires you to disclose to any potential buyer that your home may contain lead-based paint. You must also give them any information that you have concerning lead-based paint in your home. The following form must be given to the buyer along with the booklet. You will need to initial in two places, the buyer in two places, and your agent in one place. There is a federal fine of $55,000 for not having this form filled out.
