1) List on the MLS for one full year
List your home on the Greater Las Vegas Association of REALTORS® multiple listing service for one full year. You may cancel at any time and for any reason. If a buyer sees your property, and is represented by a REALTOR®, you may still have to pay the buyer's agent, even if you cancel the listing.
2) Up to 12 photos of your home on the MLS
You may have up to 12 photos on the MLS. The MLS does not have the capability to have any more pictures at this time. The resolution should be 512 X 400, but if it is not, the MLS will change the size for you. Please don't email pictures that are larger than 400 kb. Go to the Photos page to learn more.
3) Professional yard sign with your phone number
We will have a custom yard sign made for you with your phone number on the sign. You can receive all the phone calls. No one knows your home better than you. Our sign installer will pick it up from the manufacturer for you. (Some Master Planned communities require their own signs. In this case, no sign will be provided, but you can have them make you one).
4) Sign post with flyer box installed by our representative
Our representative will pick up your custom made sign and install it on an attractive sign post with a flyer box. You can design the flyer to look and say exactly what you want. (Some Master Planned communities require their own signs. In this case no sign post will be provided).
5) REALTOR.com® “Showcase” listing with up to 25 photos
You will receive a “Showcase” listing which allows up to 25 photos to be uploaded. Eighty-one percent of home buyers say that photos and detailed property descriptions are the most important features when searching online for homes, followed closely by virtual tours.
6) Detailed description of your home on REALTOR.com®
Along with the generic description given to all properties on REALTOR.com®, we will also put a detailed description of your property on REALTOR.com. We will place the same detailed description you have written for the MLS to attract buyers.
7) Open Houses advertised on REALTOR.com®
You may advertise any open house on REALTOR.com® by sending us an email and giving us the details. We will then place it on REALTOR.com® for you. This is included with our service.
8) Listed on over 250 websites
Your home will be listed on over 250 websites across the country. These include, but are not limited to: Google Real Estate, Yahoo Real Estate, MSN Real Estate, Trulia.com, REALTOR.com, HomeGain, and AOL. You will even be seen on all of the major franchise real estate company sites like Century 21, Re/Max, Prudential, Windermere, ERA, and Coldwell Banker.
9) Ability to have a virtual tour of your home on the MLS and REALTOR.com®
You will be able to have a virtual tour of your home on the MLS to greater market your property to potential buyers. Give us the link that is IDX compliant and we will post it on the MLS for you. The virtual tour hosting company will need to upload the link to REALTOR.com. This is a feature that all IDX compliant hosting companies will offer. See the Virtual Tours section of this website for more information and recommendations on virtual tours.
10) All forms for a legal transaction
On our website you will find all the forms needed for a legal transaction. These forms are written to comply with Nevada state law, as well as rules and regulations to list properties on the MLS using our flat fee service. The forms in the Listing Forms section of this website will give you all the forms to list the property. All you need to do is fill them out and send them to us by fax at 702-977-9900 or scan them into a PDF file and email them to stevesimper@gmail.com. The forms in the General Forms section of this website will help you negotiate the terms of the sale and make any changes to the MLS you desire.
